The last date to apply for the ANCHOR Property Tax Relief Program has been extended.
ANCHOR property tax is a new tax property tax relief program implemented for the resident owners and renters of the state of New Jersey. The last date to apply for the tax relief program has been extended and is set to be the last day of this month, January 31, 2023.
The ANCHOR Program: Who Is Eligible?
There are certain criteria that one has to come under in order to be deemed as an eligible applicant for the ANCHOR program:
- Resident owners having an income of 150,000 US Dollars or below that.
- Resident owners having an income in a range between 150,000 US Dollars and 250,000 US Dollars.
- Resident renters having an income of 150,000 US Dollars or below that.
How Much Amount Would Be Received?
The amount that would be received by the resident owners would be:
- Those who have an income of 150,000 US Dollars or less would get 1,500 US Dollars.
- Those who have an income between 150,000 US Dollars and 250,000 US Dollars would get 1,000 US Dollars.
The amount that would be received by the resident renters would be:
- Those who have an income of 150,000 US Dollars or less would get 450 US Dollars.
There is no age limit instructed to apply for the ANCHOR program. The applicants should notice to not think that the Homestead Benefit program and the ANCHOR program are the same. Although both programs could be seen as similar ones.
The application process that one would have to go through for the ANCHOR program have many similar sections to that of the Homestead Benefit Program.
The portal of application for both the resident owners and the resident renters is the same. However, the steps to be undertaken by both parties are different.
How To Apply For ANCHOR Program?
How Do An Resident Owner Apply For ANCHOR Program:
There are two mandatory things that a resident owner should possess in order to apply for the tax relief program. They are
- ANCHOR ID
- PIN
Those who had already made an application for the Homestead Benefits Program the previous year but have not yet
received a mailer or email with an ID and PIN have another option. Such applicants could access the online ID and PIN inquiry system to retrieve their ID and PIN.
It should be noted that certain resident owners would have to file a paper application in cases of

How Do An Resident Renter/ Tenant Apply For the ANCHOR Program:
The Resident Renters/ Tenants do not have the option to apply by phone for the program. They can only fill out the online application form.
It should be kept in mind that Resident Renters / Tenants would not have an ID and PIN.
The resident Renters / Tenants can also apply by filling in the paper application.
When Will The ANCHOR Payments Be Received?
After processing the applications, the payments for eligible applicants would begin to get issued in the time of late Spring 2023.
The payments would be received in the form of checks or direct deposits and the order of the receival and issue of the payment would not be the same. The issuing of the payments would not get later than May 2023.
How Are ANCHOR Benefits Calculated?
Resident Owners:
The benefit is calculated based on the applicant’s New Jersey Gross Income of 2019. The amount of benefit would not exceed the amount of the paid property taxes. Also note that, if the 2019 NJ Gross Income of any applicant is over the limit of 250,000 US Dollars then they would not receive any benefit.
Resident Renters/ Tenants:
The benefit of the resident renters/ tenants is also calculated based on the applicant’s 2019 New Jersey Gross Income.

Various Issues That One Might Come Across While Applying And The Solutions:
1. Applicants Who Have Not Yet Received An Informational Mailer:
All informational mailers of the year have been sent out. There can be cases of the applicant not receiving it yet.
Case 1
If the applicant has filed for the last year’s Homestead Benefit and has not yet received the informational mailer then,
The ID and PIN could be retrieved from the official website.
Case 2
If the applicant has not filed for Homestead Benefits and therefore cannot retrieve the ID and PIN then,

2. Applicants Who Have Home Ownership With Non-Spouse:
Party one and party two of the homeowners should file separate ANCHOR applications.
3. Home Owner Receiving Renter / Tenant Mailer:
If the applicant has owned and occupied a home property, then the renter/tenant mailer could be discarded.

4. Home Renter / Tenant Receiving Home Owner Mailer:
If the applicant has rented a property then the homeowner mailer could be discarded.
5. Trouble In Downloading Paper Application Online:
Make sure the software on which the search query is made is updated and is the latest version.
Go to the official website > Click on the download the PDF.
The PDF with the name “ANCHOR_Homeowners” would be in the downloaded section of the applicant’s used device.
6. Moved From The Previously Owned Home:
In the case of the applicant not receiving an informational mailer or email for the previously owned property,
Access the online ID and PIN inquiry system to retrieve the applicant ID and PIN.

7. Not Able To Get Through The ANCHOR Hotline:
The ANCHOR Hotline assistance would be getting a higher volume of calls as thrice the number of people in New Jersey compared to the previous numbers are now eligible applicants for the program.

It should be noted that the ANCHOR program and the Senior Freeze program should not be confused with each other as they are both different programs.
